Rental Agreement

  1.
This rental agreement is prescribed for the purpose of a renting room on a temporary basis.

In principle, the change and extension of a staying period are not allowed once an application is accepted and confirmed.

The usage of a room is limited to residential use, therefore, commercial or business use are not allowed.
  4.
Only registered tenants can enter and stay in the room. And only the tenant stayng for all the staying period can be a contractor.
  5.
All tenants are required to show a valid and proper identification with their picture (Passport, Resident Card, etc.) and allow to be taken the copy on a renting procedure. All of them are required to acknowledge and agree to all terms of this rental agreement by signing the application form with the correct contract information. All registered tenants are required to be jointly and severally responsible for all charges including any additional financial obligations that may arise. Without proper identification process, Yokohama Weekly Co., Ltd. reserves the right to cancel the application any time.

The amount of a payment is calculated by multiplying a basic daily amount by the number of days. In the case of a monthly contract, 30 nights are considered as 1 month. The Lease fee for bedding and linens are included in the amount.

DEPOSIT : A deposit is required to pay on a renting procedure only by Japanese cash if a staying period is 30 days or more, or the use of a house phone.

A payment shall be completed in advance. In the case of the monthly contract with the payment of a deposit, all payments shall be completed at least until 2 days prior to the end of a paid staying period.

For the stay between 7-29 days, a consumption tax shall be added to a daily amount.

In the case of a monthly contract, a room inspection is carried out a few days before a move out date.

CLEANING COST : Cleaning cost means the one for cleaning a room after use, therefore, it doesn’t mean the one for cleaning a room during a staying period. All tenants are required to pay it on a renting procedure on a move in date. In the case that heavy stain in a room, damage or loss of the furnishings is found, compensation will be required to pay in addition and it shall be paid in full within 3 days from a billing date.

A deposit is required to pay in the case of the use of a house phone. An actual amount is calculated with a prescribed telephone rate. A phone charge shall be paid on a monthly basis or if it reaches JPY 5,000 whichever comes first. The due date of a payment is within 1 week from a billing date and the service will be stopped if unpaid. The service will be stopped if a phone charge reaches JPY 10,000, too.

In the case that utility costs exceed a base amount, a surplus shall be paid within 3 days from a billing date.
(Based Utility Costs : S-class JPY 21,000/mth T-class JPY 24,000/mth F-class JPY 27,000/mth)

Please pay only an application fee JPY 10,000 until a due date after an application is accepted and confirmed. After then, the balance of the total amount of a payment shall be paid on a renting procedure on a move in date. An application fee is considered as the part of the total amount of a payment, but it will not be refunded if the application is cancelled.
15.
Cancellation or change of an application may be accepted with the payment of a cancellation charge. No show on a move in date or no payments made by a prescribed date is considered as cancellation. If cancellation is made on a move in date, 100 % of the amount of the payment for an entire staying period will be billed. For any changes or cancellation made until 1 day prior to a move in date, 50% of the amount of the payment for an entire staying period will be billed.

Yokohama Weekly Co., Ltd. reserves the right to exclude a tenant from entry to a room when any charges, including a telephone charge, are unpaid in full. In the case that no contacts form a tenant are confirmed, it is immediately considered as cancellation of an original contract. All items left inside a room shall be disposed and all necessary charges and costs to restore a room, including cleaning a room and disposal cost of the items left, will be billed to the tenant. The tenant also will be required to pay the amount for the period which the room is not available for a new tenant.

In the case of the payment by bank transfer, the bank fees both at a remitting bank and payee bank are required to pay on an applicant’s side.
18.
After returning a room to an original condition, all tenants are required to move out the room at least until noon on a move out date. Any extended use of the room or leaving any items after a prescribed time is strictly prohibited. In the case that a proper move out procedure is not taken, any losses by leaving items or heavy stain is found, Yokohama Weekly Co., Ltd. will be entitled to charge the additional amount to the tenant and it shall be paid within 3 days from a billing date.
19.
A room key is not disposable, therefore, it shall be returned on a move out date. If it is damaged or lost, JPY 22,000 will be charged.
20.
The early termination of an original staying period shall be informed officially prior to 1 month before an actual move out date.
21.
Yokohama Weekly Co., Ltd. may enter a room with or without the notice in advance in the case of a repair, inspection, emergency, missing, or for any other reasons. We may also carry out registered tenant verification from time to time.
22.
All tenants are required to follow the terms below and understand that an original contract will be cancelled in the case of violation :
1) No animals or pets allowed in a room (except pet-friendly room)
2) No noise, act and behavior to cause annoyance to other tenants and neighbors
3) No cooking with excessive smoke or smell
4) No change, addition, removal inside a room
5) No act that may cause a report to the police
23.
Yokohama Weekly Co., Ltd. refuses to sign a contract with any persons or the members of an illegal organization. Such rental agreement will be considered as null and void, and the tenant will be required to move out a room immediately.
24.
Yokohama Weekly Co., Ltd. is not responsible for tenant’s damage or injury caused by natural disasters, fire, theft or any other causes in our properties, including a room, parking lot and public space. All tenants are required to be responsible for damage and loss in our properties by their own act.
25.
A room shall be kept tidy and in order during a staying period. All tenants shall be responsible for the maintenance and cleaning of a room. Any damages affecting other rooms by inappropriate use of the facilities such as to cause a clogging pipe, and inappropriate use of an air conditioner shall be reimbursed for repair. Yokohama Weekly Co., Ltd. may terminate an original contract in the case.
26.
Yokohama Weekly Co., Ltd. does not accept an inquiry and message from a third party.
27.
In the case that violation of this rental agreement or misrepresentation is found,Yokohama Weekly Co., Ltd. will cancel an original contract.
28.
A guarantor is required to be responsible for all charges and costs relating to the registered tenant’s room use, cleaning, disposal of items left in a room, restoration cost including lost revenue during applicable period. The charges shall be paid in full within 3 days from a billing date.
29.
A room is not allowed to use as a hotel, inn, flophouse or boarding house. Yokohama Weekly Co., Ltd. does not offer the same service with them.
30.
An elderly tenant over 70 years old or a disabled person is required to provide an emergency contact information on a renting procedure. Yokohama Weekly Co., Ltd. may not sign the contract without the information.
31.
Yokohama Weekly Co., Ltd. is not responsible for any problems on the internet connection in a room. If we confirm that the internet usage is beyond normal personal use, the service may be stopped. An internet router is installed in a room, therefore, the install of an additional router is strictly prohibited.
32.
For all other items not described in this agreement are followed by common business customs defined in Japan. When Yokohama Weekly Co., Ltd. complies with an exception within the limits permitted by the laws and business customs, the exception will take a priority.
